The pattern in this period

Hickman's recent closings cluster in two visible groups. Larger tracts (20+ acres) at relatively low per-acre figures continue to make up the bulk of the activity — buyer pool is recreational (hunting, fishing, family compounds), some agricultural, and increasingly Nashville-buyer second-home / weekend acquisitions. Smaller tracts (5–15 acres) in the Centerville / Bon Aqua corridor and along the Highway 100 / Highway 50 routes trade at higher per-acre figures and skew toward residential-rural buyers building a primary or secondary home.

Where the action is concentrated

Geographically, the closings track the Duck River corridor and the two main highway axes. The Bon Aqua / Lyles area in eastern Hickman is the closest-in to Nashville and the most active for new-buyer interest. Centerville, the county seat, sees steady mid-scale activity. The southern and western county — Linden direction, the Buffalo River drainage — closes fewer tracts but the tracts that do close tend to be the larger, more remote parcels that the recreational buyer pool actively seeks.

Outliers and what to ignore

Hickman produces meaningful pricing outliers because the underlying tracts vary so much. A 50-acre parcel of bluff-and-bottom along the Duck River with documented hunting access is a fundamentally different asset than a 50-acre parcel of mostly-rocky upland with limited road frontage — both will show up in the data, and the per-acre figures will look unrelated. Always evaluate the underlying parcel before treating any Hickman closing as a comp.
